Team 1 is getting screwed. AJ is easily the best player in that trade, and JJ is pretty close to McFadden or Rice. You can get more for AJ. (Do you just start 2 WRs? If you start 3 then you don't need to trade one.)

Agreed that Team 1 is getting a raw deal. For a trade involving Andre Johnson, team 1 should not have to trade away its best running back just to get those guys. Heck, in a PPR league, I'd say just Johnson for Rice, McFadden, and Breaston is a fair trade.
